The preparation of a written notice (extrajudicial notice – invitation for payment of rents) to the tenant and its service with a bailiff. With this the landlord demands the payment of due rents. The notice must have been served “at least fifteen days before the filing of the application for the return of the leasehold order”. This 15-day period constitutes a procedural deadline and is calculated according to article 144 of the Code of Civil Procedure, i.e. its calculation starts from the day following the service of the harassment and ends at 7 pm on the last day.
